Zoning  Certification  is a pre-requisite for the land titling and establishment commercial buildings.

2. SECURING ZONING/LOCATIONAL CLEARANCE FOR BUILDING PERMIT

All Enterprises and private persons constructing a new building or applying for expansion/renovation are required to secure a zoning clearance upon application for building permit.

This should be done before the start of construction to ensure that the building/business is allowed in the chosen location as per the Municipal Comprehensive Land Use Plan (CLUP).

 

REQUIREMENTS (in 2 copies)

  1. Application form for Zoning Clearance, duly notarized
  2. Certificate of title/deed of sale/affidavit of consent
  3. Tax declaration
  4. Tax clearance (latest)
  5. Affidavit of ownership if untitled lot, duly notarized
  6. Highway clearance from the DPWH Office (if within 15m. distance from the centerline of the nat’l road)
  7. Barangay certification from the Office of the Barangay Captain
  8. Bill of materials and estimates ( conformed by the owner)
  9. Complete set of plans signed and sealed by Architect/Civil Engineer
  10. Environmental Clearance Certificate (ECC) or Certificate of Non- Coverage (CNC) (when applicable)
  11. Vicinity Map
  12. Brown envelope
  13. If lot is not owned:
    - Contract of lease
    - Authorization to occupy the lot
